Saltire Court is a major office development comprising 24,000m2 of which 18,000m2 is high quality Corporate Headquarters Offices for many of the premier Financial Services Organisations in Edinburgh, such as; Martin Currie, Templeton Global Investments and 3i plc, KPMG, Dundas & Wilson, Shepherd and Wedderburn and Bird Semple.
Hulley and Kirkwood’s initial involvement for Scottish and Metropolitan Property was to provide the M&E Design for a high quality Developer Specification Building including fully flexible fit-out capability for the expected Financial Services Tenants at whom the building was being targeted.
The original Contract was completed in September 1993 (£27m, for Base Developer Specification only). Having completed the original contract some three months early H&K were subsequently directly involved in 9 of the 12 subsequent Tenant fit-outs most of which were achieved with minimal modification or adjustment to the original M&E Systems.
By the end of 1994 it had achieved 80% occupancy and had risen to 95% by the end of 1995. The building is now fully occupied and our involvement continues today in support of Knight Frank as Managing Agents, giving advice on moves and changes as and when required.
