South Quay Plaza II is a 15,000m², ten storey, high quality office development located in the heart of London’s Docklands. The original building was completed in 1988. In February 1996 a terrorist bomb exploded adjacent to the Shopping Mall at South Quay causing extensive damage to surrounding buildings including South Quay Plaza II. At the time of the explosion the building was in the hands of the Receivers. The Receiver appointed Hulley and Kirkwood as a Member of the Design Team responsible for re-instating the building and undertaking negotiations with the Insurers Loss Adjuster.
Hulley and Kirkwood undertook an initial visual survey of the building, which revealed that the services on the south side of the building were beyond economical repair. However, the services on the north side of the building appeared relatively undamaged. Hulley and Kirkwood’s previous experience on bomb damage projects in Central London has shown that the ductwork becomes stressed due to the internal pressures created by the explosion and glass particles enter the ventilation system.
