Kinnaird House, the former Barclays Bank Headquarters, was re-opened as high quality Office accommodation with an exclusive Restaurant Provision and Car Parking. The Prestigious Development is currently being described as the “Most Lettable Building in London”.

The Project Brief was to retain the existing features of the building whilst increasing the potential nett-lettable area.

The Client was also keen to achieve a BREEAM rating of “Very Good” for the building. The Design Team retained the existing façade and re-built the building from the inside.

By innovative Design of the Services and good Practice Construction, the building was awarded a BREEAM rating of “Excellent” by an Independent Certifier, which is almost unthinkable for a Central London Office Development.

In striving to achieve the “Excellent” BREEAM rating, we took the decision to design the services with reduction of harmful “greenhouse gas” emissions in mind. An example of this was the use of zero ozone depletion thermal insulation to lag all of the service distribution systems.
