31-35 Sun Street is a mixed-use development of compact speculative offices (suitable for individual, discreet occupants on each level or a single tenant occupancy) and retail on Ground Floor. The Ground Floor retail area was opened for trading 6 months prior to completion of the office areas, which were completed in Autumn 2001.  The project involved the complete refurbishment of an existing office building which included the creation of a new central core with lift installation, new additional office accommodation at Basement level, completely new building services throughout.   The services were designed to provide completely flexibility in the letting options for the building. The air-conditioning systems could operate as completely stand-alone systems on a floor by floor basis or as a single entity for a single-tenant occupier.  Hulley & Kirkwood have been retained as Landlord advisor for all of the tenant fit-out projects which are currently underway.
