Hulley & Kirkwood designed the original fit out for Templeton Global Investors within the prestigious Saltire Court Building in Edinburgh. Due to Templeton’s expansion, a larger area was sought and secured in the nearby Exchange Tower Development. Hulley provided expert advice during the lease negotiations with the Exchange Tower Landlord with respect to M&E services provision and quality of installations. Templeton have further expanded within Exchange Tower and now occupy 80% of the total building’s nett lettable area.  The mechanical services installations comprised wall mounted waterside control four pipe fan coil units for heating and cooling requirements, supplemented with opening windows for natural ventilation. This provision was supplemented during various fit outs with core area ceiling mounted FCU's to promote fresh air circulation. Electrical services comprised a lighting control system connecting to LG3 standard office lighting installation complete with Cat 2 louvres as well as feature lighting to the Templeton entrance. A flexible shallow underfloor busbar power distribution system connected to floor boxes with provision for voice and data. An analogue addressable fire alarm system and intruder detection system provides security and fire protection to the highest standards. Standby power generation was installed along with 24hr close control air conditioning to provide resilience to all communications and essential power systems which were key to the Templeton Global Investment operation.
