Lucidus is a New Office Building in excess of 5,000m² over five floors, located at the Central Watford end of Clarendon Road. With a striking glazed front façade, the building benefits from natural light flooding into the Office Floors. Solar gain is reduced as it hits the Building by the use of shading, high performance glazing and internal Mechanical Cooling from four pipe fan coil units. The Office Space will be fitted out to Category ‘A’ Standard with a raised floor and vertical distribution risers for Tenants small power and communications/data cabling. The services have been designed to support a single or multi-Tenanted Fit-Out. The ground floor of the building required to match the upper floor in footprint. Central plant was therefore located at roof top level with intake services provided via external Buildings to the rear and side of the main building. A multi-level car park to the rear of the Building provides parking for over 140 cars with provision for an additional level if required by a Tenant.
