Rutland House is located within a Conservation Area, sandwiched between two existing buildings. Its North elevation overlooks a busy thoroughfare therefore requiring careful consideration with respect to the ventilation strategy and setting out of plant and equipment. This was exacerbated by the Client requirement to leave provision for future service riser space from the ground and basement floors and on a limited roof area to allow Tenant Fit Out for a possible retail or food outlet.
As there was an Atrium connecting the floors a natural ventilation approach was initially considered. However, as the Atrium connected all four floors there was a divergence with the building regulations that required fire separation of these floors. Therefore a fire engineering approach was required and a powered smoke extract system was designed in conjunction with a fire-engineering consultant.
The comfort heating and cooling requirements of the Atrium were met with concealed fan coil units located within the office ceiling void and ducted to jet flow nozzle type diffusers on the vertical edge of the Atrium bulkhead.
Electrical services included an ECS lighting control system connecting to an LG3 standard office lighting installation as well as feature lighting to the main atrium.
