Following the purchase of the old BT Building located at 1 Portland Street, Bruntwood immediately set out to transform the property to a commercial and retail facility worthy of its enviable location.
Located on Piccadilly Gardens, directly opposite the Bank of New York, 1 Portland Street provides 5,679m² of Grade A, new build, office space. All 7 floors are wrapped in floor to ceiling glazing; the building’s contemporary design culminates in a dramatic prow, towering above its double height entrance.
The office areas are served by a series of active chilled beams to provide heating and cooling to the space. Primary air is supplied to the beams via two air handling units located upon the roof. Room temperatures are controlled by modulating the flow of either chilled or low temperature hot water through the beam’s heat exchanger.
At 2.4m centres, the beams are located to reflect the centres of the glazing units whilst providing the necessary level of heating or cooling. Integral to the beams are compact fluorescent luminaires which provide the 400 lux average required to the working plane whilst also meeting the requirements set out in LG3 and 7.
