Atlantic Quay

Commercial Experience

Project Title: Atlantic Quay

Project Value: Building 6 - £10.6m, Building 4 - £13.75m

Hulley contact: Bill Kilpatrick

Building 6 is a 7200m² office development situated on Robertson Street in Glasgow forming part of the city’s new financial district.

Building 4 is the latest part of the development to complete the city block bounded by Robertson Street and York Street.  The building faces on to York Street and comprises 6850m² of office accommodation over 9 floors plus basement car park and roof plantroom accommodation.  The Cat A building is the second of three buildings to be constructed in this area and forms part of Glasgow’s financial district development.  The building is comfort cooled by means of a four pipe fan coil system and the lighting system is compliant with the new LG7 requirements.  Basement ventilation is via an impulse extract system while smoke ventilation is via a naturally ventilated stack arrangement.  The building was completed summer 2007 and is already attracting interest from potential occupiers.
The building was completed early 2004 and comprises seven floors plus a single level basement car park and roof top plant accommodation.  The Cat A building utilises a four pipe fan coil system and was one of the first buildings in Scotland to use modular commissioning boxes as part of the installation. Multi-greg outlet boxes were also utilised on the lighting installation making the internal M&E system easy to install and easy to modify.  The car park saw the first use of an impulse fan extract system in Glasgow avoiding the need for high and low level ductwork throughout the car park which can and has been problematic on other projects where the basement tends to be of restricted headroom.  A subterranean multi unit substation arrangement also formed part of the development as part of the overall strategy for serving this building and the subsequent buildings which follow on as part of the overall development.
