The project consisted of the construction of a large warehouse (11760 m²) with 3 storey offices (2035 m²) and associated external parking, logistics and landscaped areas.
Hulley & Kirkwood provided full mechanical & electrical design for the developer’s base build and were requested by the incoming tenant to design the fit-out M&E services. These works included domestic water services, ventilation, heating and comfort cooling for the office spaces, together with lighting, and electrical services. Warehouse heating was provided using as induction air system thus maximising installed efficiency while minimising capital spend. Full sprinklers and smoke ventilation were installed in order to comply with the requirements of the Leicestershire Act.
Base build infrastructure and in rack fit out were designed for the sprinkler system. This building is probably one of the first warehouse/distribution units in the UK to use BS EN 12845 for sprinkler installations. As this standard had been issued after commencement on site, special dispensation had to be negotiated with the LPC. The use of the new BS EN 12845 allows the tenant full flexibility to modify racking layouts without future expensive sprinkler infrastructure costs.
HV electrical supply, LV distribution, access control, site wide CCTV, and security were also designed by H&K.
