Major retail refurbishment of historical buildings in London's West End.

Hulley & Kirkwood supported Frogmore and Land Securities on the mechanical and electrical solution to support the retail reconfiguration and creation of a hotel offering on Oxford Street. Part of the original Lyons Tea Rooms, the façade has been listed so careful consideration was required with respect to service penetrations or other works on the façade.

The £8.2m project saw a complete refurbishment of the existing commercial premises, which were regenerated into a new flagship store for Primark. The services design included utility service provisions, new smoke ventilation systems and sprinklers throughout the development. Other existing commercial premises were redeveloped into new retail offerings with improved access across a unified floor plate together with high specification residential units. Common parts and residential areas are fully designed with air conditioned SmartHome apartments supported by high quality circulation spaces.

Sustainability and BREEAM have been high on the planner’s agenda and Hulley & Kirkwood provided strategic and detailed support in the delivery of a compliant London Plan scheme and Westminster requirements.
