Regeneration of Fountainbridge.
Hulley & Kirkwood were initially engaged by Deutsch Asset & Wealth Management to prepare a feasibility study on this existing eight storey office development located in the Fountainbridge area of Edinburgh, having been originally developed in 2003/04. The purpose of the report was three-fold:- a condition study on the existing MEP installations with a view towards 10 years longevity; concept MEP design to align the building to current BCO standards; consider and report active measures to reduce energy and water use.
The £1.1m project was initiated due to the expiration of a major tenancy agreement which vacated office space on five floors. H&K were subsequently appointed to develop and design a Cat A scheme for the vacant areas (3,200m2) on Floors 3, 4, 5, 7 and 8, taking into consideration the outcomes/conclusions of our prior feasibility study. The scope was further enhanced with design/specification work relating to the lifts, ground floor reception and mezzanine. The MEP refurbishment works sought to bring the refreshed accommodation to the front of contemporary office standards with the deployment of LED office lighting with daylight and occupancy controls, new DDC Building Energy Management System, the latest heat recovery VRV heating/cooling, energy monitoring and lift car refurbishment. The project was complicated by the existence of existing/live tenants in areas adjacent or beneath the works that required the MEP design, phasing, and subsequent construction to recognise this with minimal disruption to their day-to-day activity.
Hulley & Kirkwood developed the scheme design to an advanced level prior to novation to a design and build contractor, where the detailed design was completed. We also produced a detailed design for a tenant’s Cat B fit-out for the 4th floor, all to support a tenant who negotiated an early entry date.
