Mixed tenure accommodation.
Hulley & Kirkwood were appointed via the Project Architects, Anderson Bell Christie to join a professional team tasked with the masterplanning of a number of council housing development sites in the Pennywell and North Sighthill areas. The combined area of the development was 10.5 hectares and initiated by CEC to support their delivery of 1300 new homes across Edinburgh.
Half of all the homes will be affordable and the other half for sale on the open market. The flats and houses will be in a range of sizes up to four storeys in height. The 50% affordable mix consists of 30% council rent, 10% mid rent and 10% shared equity.
Hulley & Kirkwood were responsible for the design of the proposed utility infrastructure for each of the residential schemes. This involved liaising with all relevant utility providers to collate existing services information, determine all necessary utility diversions and provide the design for new utility infrastructure throughout.
A complete M&E services performance design (including the following services: small power, lighting, telephone, satellite/cable TV (future provision), fire alarm, whole house ventilation, gas central heating, water etc.) was produced based on a number of standard house and flat types with associated outline specification and sustainability review of all accommodation and communal areas.
As part of the external service proposals, an adoptable street lighting design was produced in compliance with the City of Edinburgh Council’s requirements. This involved liaising closely with the City of Edinburgh Council to understand their requirements and produce a design that met these accordingly.
This £300m project is currently ongoing and we continue to support the client until project completion.
